MIRFAD exists to close a gap every property and destination owner in the region knows: projects handed over late with open defects, buildings run without indicators or records, and asset value quietly eroding. We work from the owner’s perspective across the full asset lifecycle — delivery, certificate and variation control, handover and defects-liability management, service-charge and facilities-contract structuring, and KPI-led daily operations with concise executive reporting that arrives on time. We have worked since 2015 across project delivery and the management of complexes and their shared facilities.

How is MIRFAD different from a traditional property management company?

A traditional property manager starts after the building is handed over. MIRFAD works across the full lifecycle: we control the project during construction, manage handover and the defects-liability period, then operate the asset — and the knowledge built in each stage serves the next. Above all, we work exclusively on the owner’s side; we don’t contract, supply or sell, so no recommendation we make carries a conflict of interest.

At what stage can we engage you?

Any stage: planning, construction, approaching handover, live operations — even troubled projects. The earlier we enter, the cheaper deviations are to correct. We always begin with an assessment that establishes the true position before any long-term commitment.

How are your fees determined?

After the initial assessment we present a written scope defining responsibilities, deliverables and duration, and fees are built transparently on that scope — no hidden percentages, no commissions from vendors or contractors.

Do you represent the owner before the contractor and consultant?

Yes — it is one of our core services: we review payment certificates and variations before release, attend project meetings in the owner’s name, independently verify true progress and quality, and give early warning on contractual risk.

What happens after I submit the form?

We reply within two working days to arrange an introductory session. If there is a fit, we run an initial assessment that produces a risk map and intervention priorities within thirty days — then you decide the shape and extent of the engagement.

My building is already operating with accumulated problems — is that your scope?

Yes. Operational restructuring is one of our most frequent engagements: we review contracts and the request backlog, unify resident channels, and build responsibilities, KPIs and owner reporting within the first ninety days.
